How do I become an investor?

What am I investing in?
When we have a property under contract, we create a limited liability company that will own the property and you (investor) buy ownership interests in that company.
What is the process for making an investment?
We send you an Offering Package that includes a Private Placement Memorandum, Operating Agreement, Subscription Agreement, and a Property Overview describing the property and our performance projections, along with bank wiring instructions. What is the minimum investment amount?
We typically require a minimum investment of $50,000.
When I invest, what are my funds used for?
Investor funds are applied to the total acquisition cost of the specific property described in the Property Overview, including the property down payment, capital improvements, legal fees, lender fees, required reserves, transaction costs and an acquisition fee.
Do I have to be an accredited investor to invest?
No. Our investment opportunities are open to both accredited and sophisticated investors, but we have to establish a relationship with you and understand your financial circumstances before we can show you investment opportunities.
What is the Distribution process?
Typically, distributions are quarterly during the investment hold period and upon disposition of the property.
Can I invest through my IRA?
Yes, you can invest through your IRA if it is a self-directed IRA or 401k. Please check with your custodian to determine what kind of retirement account you have.
How do you communicate with investors about the investment?
We provide a quarterly property report to investors. This report is provided the month following the end of each calendar quarter. For example, 1st quarter reports will be distributed no later than the end of April. When an investor has a question, we can discuss with the investor on a one-on-one basis.
How long is the investment hold time?
Typical investment hold times are 5 to 7 years. However, depending on the exit strategy, the hold time may be shorter or longer.
